Turks and Caicos is an archipelago of 40 low-lying coral islands in the Atlantic Ocean, a British Overseas Territory southeast of the Bahamas. Permanent residency scheme

According to Turks and Caicos Government, there are three ways to become a permanent resident through investment

1. Property buying a home

• Not less than $300,000 in the actual construction, purchase or renovation of a distressed property as a home in the island of Grand Turk, salt Cay, South Caicos, Middle Caicos or North Caicos , OR

• Not less than $1,000,000 in the actual construction, purchase or renovation of a distressed property as a home in the islands other than Grand Turk, salt Cay, South Caicos, Middle Caicos or North Caicos

2. Business or enterprise investment

• Not less than $750,000 in a business or enterprise in the island of Grand Turk, Salt Cay, South Caicos, Middle Caicos or North Caicos AND the business generates employment in the Islands AND not less than 60% of the employees are non-work permit holders, OR

• Not less than $1,500,000 in a business or enterprise in the islands other than the island of Grand Turk, Salt Cay, South Caicos, Middle Caicos or North Caicos AND the business generates employment in the Islands AND not less than 60% of the employees are non-work permit holders.

3. Public sector project

• Not less than $1,000,000 contribution in a designated approved public sector project in the Islands.

BOTC Citizenship

Because the Turks and Caicos Islands are a dependency of Britain, we do not have our own citizenship. According to British Law, dependent territories fall under the British Dependent Territories Citizenship, which means that they do not have “right of abode” in the United Kingdom. The description “British Dependent Territories” originated in the British Nationality Act of 1981. The British Dependent Territories were left to determine what link there should be between citizenship and immigration control. The immigration laws in each dependent territory determine who has a “right of abode” in the particular Country. The United Kingdom is a single jurisdiction, for immigration purposes; the dependent territories are not, although they share a single citizenship. Each Dependent Territory has its own immigration laws.

Naturalisation is the process whereby an individual becomes a British Overseas Territories Citizenship (B.O.T.C). You MUST have been physically present in the Turks and Caicos Islands 5 years before the application date and held permanent residence certificate for 12 months.

Real Estate

The Turks and Caicos Islands, through its status as a British Overseas Territory, is a stable Caribbean country and there are no restrictions on foreign property ownership in the Turks and Caicos.

Stamp Duty Rates:

In Grand Turk, Salt Cay, South Caicos, Middle Caicos, North Caicos:

– 5% or $5 for every $100 where the amount or value is consideration is $25k-100k

– 6.5% or $6.50 for every $100 where the amount or value in consideration is greater than $100k

Elsewhere in the Turks and Caicos:

– 6.5% or $6.50 for every $100 where the amount or value is consideration is $25k-250k

– 8% or $8 for every $100 where the amount or value is consideration is $250k-500k

– 10% or $10 for every $100 where the amount or value is consideration is greater than $500k
